  • Senior broker contact from first call. When you ring Fox Davidson, the person who answers is the senior broker who will handle your case. No call centre triage, no account managers. The first conversation is also the case conversation.
  • Strategic, not transactional. We map the structuring decision (personal name versus SPV, single lender versus multi-lender, hold-and-grow versus exit-and-recycle, High net worth qualification, exit ladder modelling) before recommending the next lender approach.

How a Fox Davidson engagement works

From first call to drawdown, every Fox Davidson engagement follows the same structure. The detail varies by case but the shape stays the same.

Step 1: First call with a senior broker

You call 03300 100313 and speak to a senior broker directly. We unpack the property, the income position, the ownership preference, the timeline and any complicating factors. The broker who picks up the phone is the broker who handles the case.

For complex HNW cases, the first call typically runs 30 to 45 minutes and concludes with an indicative lender shortlist plus any structuring questions to put to your accountant or solicitor before formal instruction.

Step 2: Desktop assessment and lender strategy

We map the case against the active lender panel: which two or three lenders are most likely to engage with this profile, at what LTV, on what interest structure, and with what evidence pack. For portfolio cases we add the PRA stress position. For international cases we add the country approval list. For HNW cases we test High net worth qualification.

The output is a working view of the financing options and the structuring conversation that needs to happen with your wider advisers (accountant, solicitor, IFA) before formal application.

Step 3: Evidence pack and application

The paraplanner and case manager collate the full evidence pack: income evidence, asset evidence, source-of-funds documentation, ownership structure documents, planning history where relevant, lender-specific declarations and KYC. The pack goes to the lender at submission rather than across multiple rounds of compliance queries.

This is the step that determines completion timeline. Cases packaged properly at submission complete in the timeline we quote. Cases packaged through mid-application iteration take half as long again.

Step 4: Underwriting, valuation and offer

The lender underwriter reviews the case, instructs valuation and works through any criteria-specific conditions. The broker manages the underwriter relationship; the case manager coordinates valuation and any conveyancing solicitor liaison. Typical timing from application to offer: four to eight weeks on residential and large-loan cases, six to twelve weeks on portfolio and international cases.

Step 5: Completion and ongoing relationship

The case completes through your conveyancing solicitor. The broker remains the point of contact for product transfer questions, future remortgage decisions, portfolio expansion conversations and any strategic restructuring. What is your fee structure?

Fox Davidson charges a broker fee, payable on application, disclosed in the Initial Disclosure Document at first contact. The lender also pays Fox Davidson a procuration fee on completion, also disclosed in the IDD. No fee is payable before application. The exact fee figure depends on case complexity and is confirmed at the desktop assessment stage before any formal instruction.

Do you advise on protection, life insurance and wider financial planning?

We arrange life insurance and protection products that sit alongside the mortgage where appropriate. For wider financial planning, pension structuring, investment advice or estate planning we refer clients to specialist advisers we know and trust. Fox Davidson focuses on the property finance arrangement; we work alongside the client's accountant, solicitor and IFA on the wider structure.
