A Profitable Business
Very few lenders will wish to take on the risk of a start-up business. Having said that with a good cash injection from the client and solid experience we are securing finance for start-up businesses.
Ideally though lenders would like to see that you are buying an existing business which has 3 years accounts showing good profits, able to service the mortgage repayments.
If you already have a successful campsite business and are looking to expand then this will also be looked upon favourably by the commercial lenders, if the existing business is showing steady or increasing profit
The Business Plan
A good lending proposition will include various supporting documents such as ID, proof of outside income and bank statements. Essential to the proposition though is a solid business plan. We need to demonstrate to the lender that you have you fully researched the business you wish to buy/start and have a solid business plan with a detailed 5-year plan.
A good business plan will look at the financials but will also look at outside influences such as competitors, the economy and will have options for diversifying the business income streams. You will need to identify who your target clients will be, how will they find you, what will you charge them?
Typical terms for Commercial Mortgages for Campsites
The following terms are typical rates and fees that we can and have secured for financing campsites and caravan sites.
- Maximum Loan to Value of 75%
- Lenders fees will range from Zero up to 1%
- Valuation and legal costs will apply
- Interest Only is possible but capital and interest will secure the best rates
- Rates of interest will vary dependant on the loan to value, client experience and strength of the lending proposal.
