Fox Davidson were recommended to us by a friend when we were recently purchasing our new home in the Bath area. I have to pass this recommendation on to anyone needing an independent Mortgage Broker. Right from the start, they were excellent in every way. They provide a very responsive, friendly and professional service. We were guided through a range of mortgage and home insurance options, and they matched their recommendations to our specific needs. Legal and financial issues were dealt with clearly and transparently. They also provide a lot of hand holding and extra advice that ensured a smooth engagement with both the Bank and Insurance companies. Very satisfied customers! July 2025 Update. We have continued to use (and recommend) Fox Davidson over the years. We recently completed a remortgage and once again we received a very personalised, relevant and professional service from Sarah, Angela and Steve at F/D. They provided a good customized offering for our specific needs and following through until the mortgage was agreed. Helpful throughout. Really excellent service! Oct 2025 Update. Our remortgage exchange is finally completed and the FoxDavidson team remained available to help/advise (via phone and email) since July this year. I continue to be impressed by their personal 'hands-on' service and based on my experience will use them again in future as well as feeling very confident to recommend them to prospective clients looking to use their expertise as Mortgage Brokers.

Due to slightly challenging employment status (startup founder) we were really struggling to secure a suitable mortgage going through 5 mortgage brokers before we found Fox Davidson. Sarah was communicative, helpful and continually pushed to secure us the best deal possible, getting us to a pretty perfect result. Thanks so much for making it work when so many others failed/gave up!!

Barclays Private Bank writes residential and buy to let mortgages through a dedicated broker team, with a published product range up to £10 million at a maximum of 75% loan to value and terms of up to 35 years, and it structures anything above £10 million individually. The bank publishes no minimum loan and no minimum income. It lends to individuals, trusts and special purpose vehicles, on UK property and on selected overseas locations, and it is the private bank we use when a client wants the full Barclays relationship behind the mortgage. We place cases through the bank's mortgage intermediary team and this page sets out what it lends on, who it suits, and when Barclays' own high street channel will beat it.

See how Barclays Private Bank compares with Coutts, Investec, Butterfield and the other UK private banks on our private bank mortgage lenders comparison.

What changed this quarter. Reviewed 10 October 2026. One change found. Barclays half year results, published on 28 July 2026, show Private Bank and Wealth Management loans of £14.8 billion at 30 June 2026, up from £14.7 billion at the end of 2025, with pre-tax profit down 21% to £186 million on higher investment spending. Bank Rate was held at 3.75% on 30 July and 17 September 2026. The Barclays sterling base rate is still 3.75%, last changed on 18 December 2025, and the sterling Standard Variable Rate is still 7.24%. The broker team and broker information sheet are unchanged.

What are the Barclays Private Bank mortgage lending criteria?

Barclays Private Bank publishes a short lending statement for brokers and a product table for clients, and assesses everything else on the individual case. The table below is drawn from those sources and from the cases we have placed. Where the bank publishes nothing, the table says so.

CriteriaBarclays Private Bank positionWhat it means in practice
Minimum loanNot publishedIn our experience the private bank wants a large balance or a wider relationship. Clean cases of £2 million to £10 million are often better priced through Barclays' own intermediary channel
Maximum loan£10 million on the published rangeAbove £10 million the bank designs the facility around the client and the property, on tracker terms
Minimum incomeNot publishedAffordability is assessed on the whole balance sheet: salary, bonus, RSUs, carried interest, dividends and investment income
Assets under managementNo published minimum for a mortgageThe private bank serves clients who can establish an investment portfolio of at least £3 million in the UK, or £5 million in other jurisdictions. The mortgage is usually the start of that relationship
Loan to value75% on the published rangeHigher gearing is not on the product table. Where we have seen it, other assets or a second property supported it
RepaymentInterest-only, capital repayment or part and partTerms of up to 35 years, with the arrangement fee based on the balance drawn
Rate typesFixed, variable or part and partTwo and five year fixed rates with early repayment charges; two and five year trackers with none
Rate basisBank of England base rate plus a marginTrackers follow base, and fixed rates revert to base plus a published margin at the end of the fixed period
SecurityUK property and selected overseas locationsOne of the few UK private banks that will look at a home outside the UK, subject to criteria
Borrowing vehiclesIndividuals, trusts, SPVs and other non-personal vehiclesBoth regulated and unregulated owner-occupied lending, and buy to let through a company or trust
Application routeBroker information sheet to the intermediary teamA deal team advises the broker and the client through the process

Lender criteria are set by Barclays Private Bank, change without notice, and are not binding until confirmed in writing. Figures correct at the time of publication and checked against the bank's published product table and broker lending statement. Always confirm current terms with us before quoting a client or making an offer.

What mortgage products does Barclays Private Bank offer?

The published range is deliberately simple. Two and five year fixed rates, two and five year trackers, all to £10 million at 75% loan to value, with a product fee of 0.4% of the amount borrowed. The fixed rates carry an early repayment charge of 2% on the two year and 4% on the five year. The trackers carry none, which suits a client expecting a liquidity event who wants to clear the loan early.

The products that do not appear on the table are the reason to use the private bank. Lending to a trust or a special purpose vehicle on the family home or an investment property. Part and part structures where a client fixes half the loan and tracks the rest. Facilities above £10 million designed around the property and the client. And using an investment portfolio to support the mortgage, which Barclays Private Bank will consider for the right client. In our experience a mortgage paired with a portfolio facility is where Barclays does something the high street cannot, and it is usually why a client ends up here rather than at the intermediary desk.

What are Barclays Private Bank mortgage rates?

Barclays Private Bank publishes a selected rate table, which is unusual among private banks. Trackers are priced at a margin over the Bank of England base rate, and fixed rates revert to a variable rate at the end of the fixed period. The Bank of England base rate is 3.75%, held at the 30 July and 17 September 2026 meetings, with the next decision due on 5 November 2026. We do not reproduce the initial rates here because they move. Loans above £10 million, structured lending and anything involving a trust or a company are priced case by case against the loan size, the LTV and the wider relationship.

The honest comparison is with Barclays itself. Its intermediary channel writes large loans of £2 million to £10 million for high earners at pricing that has regularly topped the best buy tables, on standard affordability with no private bank onboarding. If your income is PAYE, your property is in the UK and you are borrowing in your own name at 75% or below, we run that route first. The private bank earns its place on the cases that route declines.

Who is a Barclays Private Bank mortgage right for?

The bank's own description of its broker service names the client it wants: ultra high net worth and high net worth individuals, family offices, trusts and international clients financing property in the UK and overseas. What we have found over the cases we have placed is that the private bank makes most sense in three situations. A client with substantial investable assets who wants the mortgage, the banking and the investments in one place. A client borrowing through a structure, whether a family trust holding the main residence or an SPV holding a London investment property. And a client whose wealth sits partly outside the UK, in another currency, or in a property abroad that needs financing alongside a UK purchase.

The client we place with Barclays Private Bank most often is a senior executive or entrepreneur with equity, deferred compensation and an investment portfolio, buying or refinancing a home of £3 million to £8 million, who is already a Barclays client or willing to become one. Our blunt view: if you have no interest in banking with Barclays beyond the mortgage, another lender will probably serve you better, because the relationship is what the private bank is pricing.

Do you need to be a Barclays Private Bank client to get a mortgage?

The bank publishes no requirement to hold assets with it before applying, and its broker lending statement does not make a banking relationship a condition. What it does say is that the private bank serves clients who can establish an investment portfolio of at least £3 million in the UK or £5 million elsewhere. In practice the mortgage can come first, but the bank expects the relationship to follow. The FCA high net worth definition, annual net income of £300,000 or more or net assets of £3 million or more including the equity in your main home, is a useful yardstick for whether the private bank is the right conversation at all.

How does the Barclays Private Bank application process work?

Barclays Private Bank works with brokers through its mortgage intermediary partnerships team, headed by someone who spent twenty years in the London high net worth brokerage market, and the process starts with a broker information sheet rather than an application form. It asks for far more than a high street lender would: nationality and residence for each applicant or beneficial owner, the borrowing structure, assets by class from cash and discretionary portfolios through single-line stock, private equity and deferred compensation, every residential property with its mortgage and rent, and full expenditure including school fees and existing portfolio loans. We complete it with you, send it to the intermediary team, and a deal team indicates appetite and structure before anything formal is submitted.

Once agreed in principle the case goes to full application with the usual pack: two to three years of accounts or tax returns, bonus and vesting evidence, source of wealth and deposit, and for a trust or company, the constitutional documents and beneficiaries. In our experience a well-packaged case with UK assets and a clear source of wealth moves at a similar pace to the other private banks. The cases that take longer involve overseas property, multiple structures or a portfolio being valued as part of the security at the same time, and we say so at the outset.

How does Barclays Private Bank compare with other private banks?

Coutts wants £1.5 million via a broker and offers interest-only to 35 years with no upper limit; Barclays matches the 35-year term and publishes a range to £10 million, but caps published LTV at 75% where Coutts will consider higher gearing. Investec will lend to 85% but requires £300,000 of income and UK residency; Barclays publishes no income floor and will look at international clients and overseas property. Butterfield is a specialist lender rather than a bank, capped at 65% LTV and ten-year terms, with no relationship expectation at all. Where Barclays stands apart is the breadth of the platform behind the mortgage: trusts, SPVs, overseas security, portfolio lending, and a sister channel writing the plain large loan at high street pricing. Where it loses is on gearing, and a straightforward £3 million loan is often cheaper elsewhere. The full comparison is on our UK private bank mortgage lenders compared page, with the individual positions on our Coutts mortgages and Investec mortgages pages.

For the wider market, including the specialist lenders that sit between the high street and the private banks, see our guide to high net worth mortgages and the large mortgages hub.

Frequently asked questions

What is the minimum mortgage Barclays Private Bank will lend?

Barclays Private Bank does not publish a minimum loan. In practice the private bank is used for large balances and clients who want a wider banking relationship. Barclays' separate intermediary channel writes large loans of £2 million to £10 million for high earners on standard terms.

What is the maximum Barclays Private Bank will lend?

The published product range goes up to £10 million. Above £10 million the bank designs the facility individually around the client and the property, on tracker terms.

What is the maximum LTV with Barclays Private Bank?

75% loan to value on the published product range, across both the fixed and tracker products. Higher gearing is not on the published table and would be considered case by case, usually supported by other assets.

Does Barclays Private Bank have a minimum income for a mortgage?

No. There is no published minimum income. Affordability is assessed on the whole financial picture, including bonuses, share awards, carried interest, dividends and investment income.

Do I need to move investments to Barclays Private Bank to get a mortgage?

There is no published assets under management requirement for a mortgage. The private bank does say it serves clients who can establish an investment portfolio of at least £3 million in the UK or £5 million in other jurisdictions, so the bank expects a relationship to follow even where the mortgage comes first.

Does Barclays Private Bank offer interest-only mortgages?

Yes. Loans are available on an interest-only, capital repayment or part and part basis, with terms of up to 35 years, and the arrangement fee is based on the balance drawn.

Can Barclays Private Bank lend to a trust or a limited company?

Yes. The bank lends to individuals, trusts, special purpose vehicles and other non-personal borrowing vehicles, for both owner-occupied property and residential investment property.

Does Barclays Private Bank lend on property outside the UK?

Yes, in selected overseas locations and subject to qualifying criteria. This is unusual among UK private banks, most of which lend on UK property only.

What rate basis does Barclays Private Bank use?

Tracker products are priced at a margin over the Bank of England base rate. Fixed rates run for two or five years and then revert to a variable rate. The two year fixed carries a 2% early repayment charge and the five year 4%; the trackers carry none.

How do I apply for a Barclays Private Bank mortgage through a broker?

The bank works with brokers through its mortgage intermediary partnerships team. We complete the bank's broker information sheet, covering residency, structure, a full asset and liability breakdown and the property, and submit it to the team, which assigns a deal team to advise on structure before the formal application.

If you are borrowing £2 million or more and want to know whether Barclays Private Bank, Barclays' own large-loan channel or another private bank will give you the better structure, we will run all three before you commit.
