Fox Davidson were recommended to us by a friend when we were recently purchasing our new home in the Bath area. I have to pass this recommendation on to anyone needing an independent Mortgage Broker. Right from the start, they were excellent in every way. They provide a very responsive, friendly and professional service. We were guided through a range of mortgage and home insurance options, and they matched their recommendations to our specific needs. Legal and financial issues were dealt with clearly and transparently. They also provide a lot of hand holding and extra advice that ensured a smooth engagement with both the Bank and Insurance companies. Very satisfied customers! July 2025 Update. We have continued to use (and recommend) Fox Davidson over the years. We recently completed a remortgage and once again we received a very personalised, relevant and professional service from Sarah, Angela and Steve at F/D. They provided a good customized offering for our specific needs and following through until the mortgage was agreed. Helpful throughout. Really excellent service! Oct 2025 Update. Our remortgage exchange is finally completed and the FoxDavidson team remained available to help/advise (via phone and email) since July this year. I continue to be impressed by their personal 'hands-on' service and based on my experience will use them again in future as well as feeling very confident to recommend them to prospective clients looking to use their expertise as Mortgage Brokers.

Due to slightly challenging employment status (startup founder) we were really struggling to secure a suitable mortgage going through 5 mortgage brokers before we found Fox Davidson. Sarah was communicative, helpful and continually pushed to secure us the best deal possible, getting us to a pretty perfect result. Thanks so much for making it work when so many others failed/gave up!!

Handelsbanken writes residential mortgages with no minimum income, no maximum loan size, terms of up to 35 years and loan to value of up to 85% on its published Standard Plus matrix, with every case manually underwritten and decided in the local branch. It is a relationship bank rather than a classic private bank, which is why it lends from £5,000 rather than £1 million, and why the client who suits it best is a business owner, landlord or partner with several income streams and a property a high street lender cannot value. Handelsbanken accepts cases from registered brokers through its branch network and this page sets out its published criteria, its products and rate basis, and where it is beaten.

See how Handelsbanken compares with Coutts, Investec, Arbuthnot Latham and the other UK private banks on our private bank mortgage lenders comparison.

What changed this quarter. Reviewed 10 October 2026. Three changes found. Interim results published on 15 July 2026 show average UK lending of £19.2 billion in the second quarter, up 7% year on year, with household lending up 4% to £5.2 billion, so appetite is open. Anton Romare Keller was due to join the UK business on 1 October 2026 as chief executive elect, succeeding Mikael Sørensen, who retires late in 2026. On 23 September 2026 it appointed Jon Richards as managing director of its intermediary business, part of its continued focus on brokers. He has spent around 18 years at the bank, including as head of finance. Bank Rate was held at 3.75% on 30 July and 17 September. The Handelsbanken Base Rate has been 4.25% since 9 January 2026. The broker criteria (no minimum income, up to 85% LTV, £5,000 minimum loan) are unchanged.

What are the Handelsbanken mortgage lending criteria?

Handelsbanken publishes a full broker lending criteria guide, updated in August 2026, which is rarer among relationship banks than it should be. The table below is drawn from that guide, the bank's intermediary pages and the cases we have placed.

CriteriaHandelsbanken positionWhat it means in practice
Minimum incomeNoneA published position. Affordability is assessed on evidenced income and expenditure, not on a floor
Loan sizeMinimum £5,000, no maximumThe bank writes small further advances for existing clients and large loans for new ones. Direct access to decision makers applies regardless of loan amount
Loan to value75% on the Standard matrix, 85% on Standard Plus; policy maximum 90%The 90% figure is the criteria ceiling. In practice pricing and appetite sit at 85% and below
Term and age1 to 35 years; to age 80 on repayment, 75 on interest-onlyLending into retirement is assessed on the client's stated retirement age
ResidencyUK resident at applicationNon-residents are not accepted. Clients on a visa can be lent to beyond the visa date, but not beyond their intended date to leave the UK
SecurityResidential property in England, Wales and ScotlandNo Northern Ireland, no overseas property, no shared ownership
Property typesAcreage, Grade I, II* and II listed, mixed use, agricultural ties, annexes, holiday homes, flying freehold, timber frameNot RAAC, spray foam insulation, flood risk areas or high-rise flats without an EWS1 where one is required
Income treatmentSalary, bonus, retained profits, directors' loans, rental, pensions, investment income, loan notes, RSUs, foreign currencyContractual bonus at 100%; discretionary bonus at 75% of a three-year average. Undrawn investment income at up to 4% of value for clients meeting the FCA high net worth definition
Income multiple4.49 times used as a risk indicator, not a capThe bank states it does not use multipliers to determine affordability, and exceptions above 4.49 times are considered
ApplicantsUp to four, joint borrower sole proprietor acceptedParents can join a child's mortgage; independent legal advice is required for the non-owning borrower
CurrenciesIncome or assets in euro, US dollar, Danish, Norwegian or Swedish krone, UK residents onlyHaircuts of 10% on euro and Danish krone, 15% on US dollar and Swedish krona, 25% on Norwegian krone. The loan itself is sterling

Lender criteria are set by Handelsbanken, change without notice, and are not binding until confirmed in writing. Figures correct at the time of publication and checked against the bank's published broker lending criteria. Always confirm current terms with us before quoting a client or making an offer.

What mortgage products does Handelsbanken offer?

A wider range than most relationship banks, and most of it is available on interest-only as well as repayment. Fixed rates run over two, three, four, five and ten years with a 10% annual overpayment allowance, early repayment charges and a booking fee of £250 to £500 depending on loan size. Two tracker products exist side by side, one following the Bank of England Base Rate and one following the Handelsbanken Base Rate, over one, two, three and five years, and neither carries an early repayment charge. The offset mortgage links up to ten Handelsbanken savings and current accounts against the loan and offsets the full balance, which is the product we see used most by business owners who hold large cash balances between tax dates.

The rest of the range does specific jobs. The current account mortgage is an interest-only tracker with an annual fee, run through the client's current account. The low-start mortgage gives two to five years of interest-only before converting to repayment, assessed on the repayment figure from day one. The residential development loan funds demolition and rebuild, land purchase to build a home, or a major extension needing planning consent, and the self-build mortgage releases funds in stages against a Bank of England tracker. What is not in the range is a long interest-only term for a client over 75 at the end, and that is the boundary that sends a client to Coutts instead.

What are Handelsbanken mortgage rates?

Handelsbanken publishes its rate guide to registered brokers and reserves a fixed rate on the day the application is issued, with 14 working days for the client to accept. The rate itself depends on LTV band, product and loan size, and we do not quote figures here because they change too often. What is stable is the rate basis: the Handelsbanken Base Rate is an internally set and managed rate that is not linked to the Bank of England rate. In October 2023 it was reported at 5.75% against a Bank Rate of 5.25%, which gives a sense of where it has sat. The Bank of England base rate is 3.75%, held at the 30 July and 17 September 2026 meetings, with the next decision due on 5 November 2026.

On price, Handelsbanken has generally sat closer to the high street than the London private banks on a clean case at 60% LTV, and its booking fees are a fraction of a private bank arrangement fee. Where it costs more than the high street, the difference is usually buying something the high street will not do: the listed farmhouse with twelve acres, the retained profits, the four applicants. If none of those apply, we run Nationwide, HSBC and Barclays alongside and let the numbers decide.

Who is a Handelsbanken mortgage right for?

The bank's own broker case studies tell you who it wants: a remortgage on retained profits, first-time buyers supported by parental income, four income sources, a rural home with an agricultural tie, a purchase of adjoining land. The common thread is that the case needs a person to read it. In our experience the three clients who get the most from Handelsbanken are the company director whose accounts show profit the high street will not count, the landlord or professional buying a country property with acreage or listing that a high street valuer marks as non-standard, and the family structuring a purchase across generations with a joint borrower sole proprietor arrangement.

What I have noticed over the last few years is that the branch model changes the conversation. A case that would be a scoring decision at a high street lender is a discussion with a named manager who knows the local market, and we have placed cases on properties in the Cotswolds and the Somerset borders that two high street valuers had already walked away from. My blunt view is that Handelsbanken is not the bank for a London professional with a large bonus buying a flat at 85% LTV, because a mainstream large-loan lender or Investec will price that case better and faster, and Handelsbanken's strength is elsewhere.

Does Handelsbanken apply the FCA high net worth definition?

Yes, and its criteria are explicit about it: a high net worth customer has annual net income of £300,000 or more, or net assets of £3 million or more, and the net assets test includes the client's main home, net of any mortgage. Where there are two applicants, one of them must meet the FCA high net worth definition in their own right; income and assets cannot be added together across applicants to reach it. The practical benefit is on income assessment. A client meeting the definition can have undrawn investment income counted at up to 4% of the portfolio value, which is how asset-rich clients with modest drawn income are placed.

How does the Handelsbanken application process work?

Handelsbanken works with directly authorised broker firms and with appointed representatives of the networks it has agreed terms with, and each individual broker registers with the local branch they deal with. The case is submitted to the branch, underwritten there, and decided there. The bank's stated position is direct access to decision makers whatever the loan size, and a quick decision even when the answer is no, which in our experience is true and is worth more than it sounds. Once I have agreed the case with the branch manager my role is to make sure the evidence pack matches what the underwriter will want to see, and a complete pack at submission is the difference between a decision in days and a case that drifts.

Evidence is thorough because the bank does not self-certify anything. Expect three months of personal bank statements, three years of accounts and tax returns for business owners, payslips and P60s for employed income, vesting schedules for RSUs, written confirmation from an accountant or adviser for investment and pension income, and full expenditure evidence from statements or open banking. A well-packaged case typically reaches offer in three to four weeks.

How does Handelsbanken compare with other private banks?

Handelsbanken is the most accessible of the banks on our comparison page: no minimum income against Investec's £300,000, no minimum loan against Coutts at £1.5 million through a broker and Arbuthnot Latham at £500,000, terms to 35 years against Arbuthnot Latham's 15, and LTVs to 85% against Arbuthnot Latham's 60% norm. Its limits run the other way. It requires UK residency, where Coutts and Arbuthnot Latham lend to non-residents, and it has no multi-currency offset or 35-year interest-only term to match Coutts. It is also a branch bank rather than a private bank, so the wider relationship is local banking rather than wealth structuring. The full comparison is on our UK private bank mortgage lenders compared page, with the Coutts mortgages and Investec mortgages positions on their own pages.

Yes. Grade I, II* and II listed buildings, properties with acreage, agricultural ties, mixed use, annexes and holiday homes are all within published criteria, assessed case by case.

How does Handelsbanken treat high net worth clients?

It applies the FCA high net worth definition of annual net income of £300,000 or more or net assets of £3 million or more, including the main home net of mortgage. One applicant must meet it in their own right. Qualifying clients can have undrawn investment income counted at up to 4% of the portfolio value.

How long does a Handelsbanken mortgage take?

A well-packaged case typically reaches offer in three to four weeks. Cases are underwritten and decided in the local branch, and the bank commits to quick decisions either way.

If your income comes from more than one place, or the property you want is one a high street valuer will not touch, Handelsbanken is often the right lender. We will tell you within a day whether it is, and what the alternatives would cost.
