Fox Davidson were recommended to us by a friend when we were recently purchasing our new home in the Bath area. I have to pass this recommendation on to anyone needing an independent Mortgage Broker. Right from the start, they were excellent in every way. They provide a very responsive, friendly and professional service. We were guided through a range of mortgage and home insurance options, and they matched their recommendations to our specific needs. Legal and financial issues were dealt with clearly and transparently. They also provide a lot of hand holding and extra advice that ensured a smooth engagement with both the Bank and Insurance companies. Very satisfied customers! July 2025 Update. We have continued to use (and recommend) Fox Davidson over the years. We recently completed a remortgage and once again we received a very personalised, relevant and professional service from Sarah, Angela and Steve at F/D. They provided a good customized offering for our specific needs and following through until the mortgage was agreed. Helpful throughout. Really excellent service! Oct 2025 Update. Our remortgage exchange is finally completed and the FoxDavidson team remained available to help/advise (via phone and email) since July this year. I continue to be impressed by their personal 'hands-on' service and based on my experience will use them again in future as well as feeling very confident to recommend them to prospective clients looking to use their expertise as Mortgage Brokers.

Due to slightly challenging employment status (startup founder) we were really struggling to secure a suitable mortgage going through 5 mortgage brokers before we found Fox Davidson. Sarah was communicative, helpful and continually pushed to secure us the best deal possible, getting us to a pretty perfect result. Thanks so much for making it work when so many others failed/gave up!!

Who qualifies

Which vets qualify for an enhanced professional mortgage?

UK lenders writing professional mortgages for veterinary surgeons typically require RCVS registration plus evidence of role. Employed vets at independent practices, vets employed by the corporate groups (CVS Group, IVC Evidensia, Linnaeus, Medivet, Pets at Home Vets for Pets), locum vets, practice owners and academic veterinary staff all qualify with the lenders we use most often.

The route that fits depends on whether you are employed PAYE, locum on flexible contracts, or a practice owner with limited company or partnership structure. Each shape needs the right lender, and the lender list for vets is narrower than for doctors or dentists, so broker input here is the difference.

If your income or assets are approaching the FCA HNW thresholds, run the qualification check, established practice owners and senior corporate vets often qualify, which opens up private bank residential lending under the FCA high net worth definition.

The professional schemes on this page suit most practice-owning vets. Where income is above £300,000 or net assets above £3 million, the better route is usually a private bank or specialist lender, which we cover on our high net worth mortgage broker page.

Why use Fox Davidson

Expert mortgage advice for UK vets

The vet income shape is varied and the lender list is narrower than for other healthcare professions. Employed vets at independent practices typically earn £35,000 to £65,000 with limited bonus. Corporate-employed vets at CVS, IVC and similar typically earn £45,000 to £85,000 with structured progression. Practice owners draw salary plus dividend plus retained profit. Locums earn day-rate income that varies through the year. We place vet mortgage cases routinely and know which lenders read each shape properly.

5x to 6.5x for Vets

NatWest, Halifax, TSB, Clydesdale, Saffron and Wesleyan write 5x to 6.5x for qualifying vets on £60,000 plus.

Newly Qualified Vets

NQ vets in their first practice role can access enhanced multiples with selected lenders that recognise the RCVS qualification and career trajectory.

Locum Vet Income

Locum vets with one to two years of evidenced income are assessable, with specialist lenders accepting day-rate income via SA302 or limited company accounts.

Practice Owner Income

Practice owners with limited company structure assessed on salary plus dividend plus retained profit, with selected lenders accepting retained profit for vet practice owners.

Corporate Vet Bonus

Vets employed by CVS, IVC Evidensia, Linnaeus and similar corporates: bonus and clinical incentive payments assessable with selected lenders.

Wesleyan Vet Scheme

Wesleyan Bank operates a dedicated mortgage scheme for RCVS-registered veterinary surgeons with specialist underwriting that understands practice income.

Lender access

Which lenders write vet mortgage schemes in 2026?

The vet mortgage market is narrower than for other healthcare professions but has a strong set of specialist lenders. The lenders we use most often for vets:

  • Wesleyan Bank writes a dedicated mortgage scheme for veterinary surgeons with specialist underwriting that reads practice income, principal drawings and locum day rate properly.
  • NatWest Professional writes 5.5x to 6.5x for qualifying vets on £60,000 plus, with strong treatment of corporate vet bonus structures.
  • Halifax offers 5.5x for vets on £60,000 plus, plus FTB Boost for first-time buyer vets at lower salary thresholds.
  • TSB Professional Scheme writes 6x for vets on £100,000 plus base, with RCVS-registered acceptance.
  • Clydesdale Bank offers 6x to qualifying vets on £75,000 plus, with flexible treatment of partnership and practice owner income.
  • Saffron Building Society handles vet cases in the £40,000 to £200,000 range with manual underwriting on employed, locum or practice owner income.
  • Skipton Building Society handles higher-earning vet cases with HNW manual underwriting for principals approaching £150,000 drawings.

Quick answer for 2026: the strongest first calls for UK vet mortgages are Wesleyan Bank (specialist), NatWest, Halifax, Saffron and Clydesdale. For practice owners, Wesleyan and Saffron typically lead. For corporate vets (CVS, IVC Evidensia, Linnaeus, Medivet), NatWest professional and Halifax handle structured bonus income well.

How Fox Davidson arranges your vet mortgage

Vet cases turn on whether you are employed, locum or practice owner, and on whether your employer is independent or one of the corporate groups. The right lender list follows.

Step 1: Role and Income Review

We start by understanding your role. Employed at an independent practice, employed by CVS or IVC Evidensia, locum on day rate, practice owner with limited company structure, academic veterinary staff. Each has a different lender list.

For practice owners we ask about partnership structure (sole director, partnership, multi-partner), whether the practice is freehold or leasehold, and whether there is any practice debt that affects affordability.

Step 2: Lender Strategy

We map your profile to the lenders that write vet cases at your career stage and income shape. For NQ vets at independent practices, Wesleyan and Saffron typically lead. For corporate vets, NatWest professional and Halifax handle the structured bonus well. For practice owners, Wesleyan and selected building societies lead.

Step 3: Application and Completion

Evidence pack: RCVS certificate, employment contract, payslips for employed vets or SA302 plus tax year overview for locums and practice owners, two years of practice accounts where applicable.

Employed and corporate vet cases typically complete in four to six weeks. Locum cases run five to eight weeks. Practice owner cases with limited company accounts run six to ten weeks.

Worked example

£275,000 mortgage, two-years-qualified vet at IVC Evidensia

A representative case, anonymised. Client was a vet two years post-qualification, employed by IVC Evidensia at a small animal practice in the Midlands. Base salary £52,000, prior-year clinical incentive bonus £6,000. Looking to buy a £330,000 home with a £55,000 deposit and a £275,000 mortgage. Declined by his high street bank because the bank applied 4.5x to base only, capping at £234,000.

What we did was approach a specialist lender that recognises the RCVS qualification and the structured corporate vet bonus. Assessable income reads as £58,000 (base plus 100% of prior-year bonus). At 5x that gives £290,000, hitting the £275,000 requirement. Approved on a 5-year fixed at 4.75% with a 35-year term. Completed in five weeks.

£480,000 mortgage, veterinary practice owner

A representative case, anonymised. Client was a sole director of a single-site mixed small animal practice, eight years post-qualification, practice purchased four years earlier with goodwill loan. Most recent two years accounts: salary £35,000, dividends £55,000, retained profit £62,000. Goodwill loan £75,000 outstanding, serviced by the practice. Looking to buy a £620,000 home with a £140,000 deposit and a £480,000 mortgage.

Existing high street lender treated goodwill loan as personal debt against affordability and assessed on salary plus dividend only, offered £405,000. What we did was approach Wesleyan Bank, which treats vet practice goodwill loans as practice debt where the practice services them, and accepts retained profit as part of assessable income. Combined assessable income reads as £140,000 (salary plus dividend plus discounted retained profit). At 4.5x that delivers £630,000, comfortably above the £480,000 needed. Approved on a 5-year fixed at 4.85%, capital and interest, completed in eight weeks.

Broker observation

What we see most often on vet mortgage cases

The single biggest gap we see for vets is at the corporate end. Vets employed by CVS Group, IVC Evidensia, Linnaeus and Medivet typically have a structured bonus or clinical incentive on top of base salary, but the high street lender often ignores or under-credits it. The right specialist lender takes the full bonus and the borrowing ceiling shifts by 20 to 30 percent on the same role.

The second pattern is the NQ vet in their first practice role on £35,000 to £45,000 trying to buy in a market where £40,000 is barely enough at 4.5x. The right lender writes 5x with the RCVS recognition factor, which lifts the ceiling to £200,000 plus and gets the NQ vet onto the ladder in the area they actually work.

The third is the practice owner with a goodwill loan from buying the practice, exactly the same pattern as for dentists, and exactly the same fix: Wesleyan Bank treats the goodwill loan as practice debt and the borrowing ceiling shifts materially.

Speak to a vet mortgage specialist

Contact Fox Davidson for specialist mortgage advice on employed vet, corporate vet, locum and practice owner cases. We arrange mortgages from £250,000 to over £25m.

Why use a specialist

Why a specialist vet mortgage broker matters

The vet mortgage market has a narrow specialist lender list. The broker who knows that Wesleyan reads vet practice goodwill loans differently to a high street lender, or that NatWest reads corporate vet bonus differently to a building society, is the broker who places the deal.

Frequently Asked Questions

What income multiples can vets get in 2026?

Vet professional schemes typically offer 5x or 5.5x income, with NatWest reaching 6.5x for higher-earning practice owners. NQ vets and employed vets on £35,000 to £55,000 can access 5x via specialist lenders. Practice owners typically access 5x to 5.5x on combined drawings plus dividend plus retained profit.

Can newly qualified vets get a professional mortgage?

Yes. NQ vets in their first practice role can access enhanced multiples with specialist lenders that recognise the RCVS qualification. The lender list narrows for first-year vets but widens significantly from year two onwards.

How is corporate vet bonus assessed?

Bonus and clinical incentive payments from CVS Group, IVC Evidensia, Linnaeus, Medivet and similar corporates are assessable with selected lenders. NatWest professional and Halifax typically include the full prior-year bonus; other lenders apply a 50 to 75 percent discount.

What about locum vets?

Locum vets with one to two years of evidenced income are assessable. Lenders typically want SA302 plus tax year overview for sole trader locums or limited company accounts for incorporated locums.

How are practice owners with goodwill loans assessed?

Goodwill loan treatment varies materially. Wesleyan Bank and selected building society manual underwriting desks treat goodwill loans as practice debt where serviced by the practice, which preserves affordability against the principal mortgage.

How is income assessed for a sole director limited company vet practice?

Salary plus dividend from the most recent two tax years, with selected lenders accepting retained profit as part of assessable income. Wesleyan Bank, Saffron Building Society, NatWest professional, Clydesdale and selected building societies accept retained profit for vet practice principals.

What LTV is available for vet mortgages?

Standard LTV ceilings match the wider residential market. Selected lenders extend 95 percent LTV beyond the standard £600,000 cap for qualifying vets, sometimes to £750,000.

How long does a vet mortgage take to complete?

Employed and corporate vet cases typically complete in four to six weeks. Locum cases run five to eight weeks. Practice owner cases run six to ten weeks because of the additional practice accounts review.

What documents will I need to provide?

For an employed vet: P60s, payslips, employment contract, RCVS certificate. For a locum: SA302 plus tax year overview for the last two years, or limited company accounts. For a practice owner: two years of company accounts, personal SA302, dividend vouchers, accountant's certificate, goodwill loan documentation if applicable.

Is BVA membership required?

No. RCVS registration is the primary requirement. BVA membership is helpful for specific lender schemes but is not mandatory.

What is your fee structure?

Our broker fee is a flat £495 payable on application. No fee before application. We also receive a procuration fee from the lender on completion, disclosed in the Initial Disclosure Document.
