Commercial Mortgage Criteria.

Commercial mortgages are typically available up to 75% loan to value. Higher loan to value mortgages are available to professionals such as Doctors, Dentists and Vets wishing to fund trading premises.

Commercial Mortgages are available on both an interest only basis and on a repayment basis.

For commercial investment mortgages lenders often require the borrower to have at least residential buy to let experience.

Commercial mortgages on property you will rent out to a third party tenant. Lending to LLP’s, SIPP/SASS and Ltd companies. All commercial property must have a commercial tenant in situ at completion. The loan amount is calculated using the annual rental income.

Lenders can lend on lease terms of at least 1 year but ideally a lease should have at least 3 years to run. High street commercial lenders typically only lend where there are at least 10 pus years to run on a lease.

Mortgage lenders assess a borrowers ability to borrow as well as the profile of the tenant company.

Business Premises Finance.

Commercial mortgage lenders will lend to LLP’s and Ltd companies. Lenders require at least 2 years accounts. The available loan amount is calculated from the EBITDA.
